Commercial Clearance Officer

Qualifications:

  • High school diploma, required. Bachelor’s degree, preferred.
  • 2-5 years’ commercial title industry experience. NJ, NY, and/or PA experience
    required.
  • Computer experience, including Microsoft Office suite. Microsoft Teams a plus.

Essential Functions and Responsibilities:

  • Review, analyze, and clear title commitments for complex commercial
    transactions.
  • Review LLC Operating Agreements, Corporate Resolutions, Partnership
    Agreements, and Trust/Estates documentation to confirm authority and execution
    requirements.
  • Identify and resolve clearance issues including liens, judgments, UCC filings,
    taxes, probates, boundary/survey matters, and entity authority.
  • Review necessary endorsements, including ALTA series, state-specific
    endorsements, and underwriter-required language.
  • Prepare and send clearance requirements and correspondence to attorneys,
    lenders, developers, and internal teams.
  • Communicate regularly with underwriters for approvals, escalations, and
    specialty-risk matters.
  • Provide a high level of client service, including answering title questions,
    resolving issues, and keeping all parties informed.
  • Coordinate with internal operations to ensure seamless movement of files from commitment to closing.
  • Maintain compliance with underwriter guidelines and state-specific regulations.
  • Assist in training and supporting junior staff when needed.

Required Qualifications

  • Minimum 5 years of experience in commercial title clearance or commercial title
    production.
  • Strong working knowledge of:
    o Corporate/LLC/partnership authority documentation
    o Trust and estate documentation
    o ALTA and state-specific endorsements
    o Multi-state title standards and clearing practices
  • Excellent written and verbal communication skills.
  • Proven ability to manage high-volume, time-sensitive commercial files.
  • Strong client-facing skills and professionalism.
  • Ability to analyze complex legal documents and make informed clearance
    decisions.
  • Experience working directly with national underwriters preferred.
