Clearance Officer

Key Responsibilities

The Clearance Officer will handle all title curative and commitment clearance duties, including:

Title Review & Curative Resolution

  • Review title searches for accuracy and completeness
  • Clear judgments, liens, UCCs, mortgages, and other encumbrances
  • Obtain, verify, and review HOA/condo documentation
  • Complete all curative work needed to satisfy commitment requirements
  • Prepare and submit underwriter escalations when needed

Commitment Preparation & Final Clearance

  • Ensure all requirements on the Title Commitment are fully cleared
  • Prepare final clearance sign-off for the escrow officer prior to CD preparation
  • Communicate proactively with clients, agents, lenders, and internal teams to provide fast, transparent status updates

What We’re Looking For

  • High school diploma, required. Bachelor’s degree, preferred.
  • Title clearance / title curative experience required
  • Experience with national title insurance files strongly preferred
  • Strong understanding of title reports, commitments, liens, and curative practices
  • Ability to analyze complex title issues and resolve them quickly and accurately
  • Excellent communication skills and a commitment to providing exceptional, fast customer service
  • High attention to detail and strong organizational skills
  • Experience with SoftPro or similar title production software is a plus
