The Commercial Title Reader will be responsible for reviewing and interpreting commercial title searches, examining documentation, identifying defects and encumbrances, and preparing accurate and comprehensive title commitments. Strong knowledge of title practices, underwriting requirements, and commercial transaction structures is essential.

Responsibilities

Dive into commercial title searches and transactions

Review legal documents, maps, surveys, and plats, resolving inconsistencies and preparing bulletproof commitments

Draft, revise, and finalize clear and concise title commitments with all matters of record

Collaborate with attorneys, lenders, realtors, and internal teams to move deals across the finish line

Use title production software (SoftPro experience is a plus) to keep records updated and accurate

Write compelling cover letters that summarize key title issues

Coordinate with underwriting counsel as needed to support smooth, compliant closings

3-5+ years of commercial title experience required

Confidence working with complex legal and title documents

Strong grasp of title insurance standards and underwriting guidelines

High school diploma required; bachelor’s degree a plus

Excellent written and verbal communication skills

Ability to stay organized while juggling multiple files and deadlines

Comfort with Microsoft Office and title software systems
